Romsey Road – VELFAC V200E

Romsey road, set within Winchester, this project saw the replacement of a 1930s/40s detached house with a carefully considered, high-performance new dwelling. Designed by Ralph Kent and delivered by Harpoint Builders, the scheme was driven by the client’s ambition to create a long-term family home with exceptional energy performance and minimal maintenance requirements.

While the original brief explored extending the existing property, early-stage studies concluded that a new-build approach would provide a far better outcome—both in terms of internal layout and overall efficiency.

The new five-bedroom home adopts a clear, restrained architectural language, with a simple gable-to-gable form that allows the building fabric and detailing to perform efficiently. A ‘fabric first’ approach underpins the entire scheme, combining high levels of insulation, airtight construction, and carefully considered openings.

Glazing plays a central role in the success of the design. Generous window openings and a wide-format sliding door to the main kitchen, dining and living space establish a strong connection to the outside, while drawing natural light deep into the plan. Above, rooflights introduce additional daylight into the upper levels and animate the central stair atrium, which also functions as part of the home’s passive ventilation strategy.

For this project, Romsey Road, we supplied and installed VELFAC V200 Energy windows throughout, complemented by a VELFAC Ribo Entrance Door.

The system was selected to deliver a consistent external appearance alongside strong thermal performance, helping to support the wider energy strategy of the building. Slim sightlines and well-proportioned openings ensure the glazing enhances the architectural intent without compromising on efficiency.

The completed home demonstrates how a considered glazing strategy can contribute to wider environmental ambitions. Working in conjunction with the building’s fabric-first construction, photovoltaic array, and ground source heat pump, the property achieves:

  • Operational carbon-negative performance
  • EPC rating of A (97)
  • Exceptional levels of daylight and comfort throughout

The result is a refined, future-focused home that balances architectural clarity with outstanding performance—delivering a comfortable living environment with significantly reduced energy demand.
