Highbury Street, Roof Terrace – VELFAC
The transformation of 4 Highbury Street demonstrates how thoughtful design and carefully specified glazing can completely redefine a property. Originally built in the 1960s, the house was characterised by dark, enclosed spaces and lacked the architectural presence needed to make the most of its sought-after Old Portsmouth location.
The design brief centred on creating additional living accommodation while unlocking the property’s panoramic views across Portsmouth’s historic skyline. By extending upwards and constructing a new Mansard roof, the project introduced a valuable additional floor and a stunning roof terrace with views encompassing Portsmouth Cathedral, the Emirates Spinnaker Tower, Old Portsmouth and Southsea Common.
Constructed within a restricted urban setting, the project presented a number of logistical challenges, requiring extensive work at height and a construction approach similar to that of a loft conversion. A timber-framed Mansard roof was carefully built above the existing structure, creating a contemporary new living space while respecting the surrounding streetscape.
A complete replacement of the property’s glazing formed a key part of the refurbishment. VELFAC 200 composite windows and doors were specified throughout, selected for their slim sightlines, exceptional thermal performance and ability to maximise natural daylight. New French doors were introduced at ground floor level, opening onto the courtyard garden, while additional French doors at third-floor level provide seamless access to the newly created roof terrace and its impressive views.
The internal layout was comprehensively reconfigured to create a brighter, more open living environment. Every opportunity was taken to improve the flow of space and increase the connection between the interior and exterior. A striking cantilevered bay window featuring a glass-to-glass corner detail creates a contemporary architectural focal point, while a bespoke kitchen, two new bathrooms, engineered oak flooring, custom joinery and external decking complete the transformation.
The result is a light-filled contemporary home that bears little resemblance to the original property. Through intelligent design, high-performance glazing and carefully considered detailing, 4 Highbury Street has been transformed into a modern residence that fully embraces its unique position within the Portsmouth landscape.
The quality of the completed project has also gained wider recognition, with the property featured on the website of leading design-led furniture brand Made.com.

What makes this company stand out is outstanding customer service from start to finish. I had VELFAC 200 Energy windows installed for a new self-build so attention to detail was paramount. Composite Windows came to site multiple times before, during and after fitting to ensure the product was perfect. When one of the larger units was difficult to close, they sent their engineers to adjust it but still determined it wasn’t perfect, so replaced the entire unit. Its the service we all would hope companies strive to deliver but we typically settle for less. Composite windows really did deliver on my project. They have a great team in the office and at site. I would definitely use them in subsequent projects.

I have had the pleasure of working with Jeremy and his team on numerous occasions and find them all to work to the highest standards and with the upmost professionalism. Having 25years experience in the building trade as a plasterer myself I have experienced good and bad companies along the way. However Westcott Construction is up there with the best of them and I couldn’t recommend them more highly than I do.
